Dulu busuk kini hijau wangi

Berkeluasan 42 hektar, taman rekreasi itu mampu memuatkan lebih 2,000 orang pada satu masa.

Pengurus Besar Bahagian Alam Sekitar, Worldwide Holdings Zamri Abdul Rahman berkata, walaupun sudah dibuka kepada orang awam pada 2011 namun orang ramai masih kurang mengetahui kewujudan tapak rekreasi itu.

“Ada penduduk yang puluhan tahun tinggal di sekitar ini masih menyangka tapak ini masih dijadikan tapak pelupusan sampah. Bagi mereka yang baru, mereka langsung tidak mengetahui kewujudan tapak rekreasi ini.

“Melalui kajian soal selidik yang dibuat di sekitar sini, mereka kebanyakannya tidak tahu serta terkejut apabila mendapat tahu kewujudan tapak rekreasi ini,” katanya.

Menurutnya, setiap hari kira-kira 50 pengunjung hadir untuk melakukan aktiviti kesukanan.

“Ramai tidak tahu mereka boleh buat banyak aktiviti di dalam taman ini termasuk beriadah, berjogging, berbasikal serta bermain motosikal sukan lasak.

“Kami sudah sediakan tapak untuk mereka yang mahu melakukan aktiviti ini tanpa sebarang bayaran. Semuanya percuma,” katanya.

Beliau berkata, tapak itu dibuka kepada orang ramai seawal jam 7 pagi dan 7 malam setiap hari.

Sementara itu, penduduk mengakui kini mereka mampu bernafas dengan selesa berbanding terpaksa menghidu bau busuk dan berhadapan ancaman lalat sebelum ini.

Zakaria Badu, 49, yang tinggal berhampiran tapak pelupusan Sanitari Ayer Hitam, Puchong itu berkata, selepas Worldwide Holdings mengambil alih tapak pelupusan itu mereka dapat menarik nafas lega.

“Bau busuk dan masalah lalat lama kelamaan hilang selepas tapak pelupusan sampah ini diuruskan dengan baik.

“Seramai 1,400 penduduk di pangsapuri ini tidak lagi terkesan dengan masalah daripada tapak pelupusan ini.

“Jika dulu, semua pakaian habis melekat bau sampah, lalat pula begitu banyak…kalau masuk rumah, lalat berlumba-lumba juga masuk bersama,” katanya.

Menurutnya, tapak pelupusan sampah berkenaan yang dijadikan taman rekreasi yang dikenali sebagai Worldwide Landfills Park memberi manfaat kepada penduduk.

“Anak-anak dapat bermain di taman dan mengayuh basikal serta penduduk juga boleh berjoging di sana.

“Namun, taman rekreasi berkenaan masih belum dikenali ramai dan mungkin perlu diperindahkan lagi bagi menarik perhatian pengunjung,” katanya.

Sementara itu, badan bukan kerajaan (NGO) Trees For Life menyatakan taman rekreasi itu akan menjadi tarikan terutama kepada NGO seperti mereka.

Sukarelawan, Umi Fasehe Kosno, 26, berkata, pihaknya teruja apabila ada taman rekreasi diwujudkan daripada tapak pelupusan sampah.

“Ia usaha yang bagus kepada masyarakat kerana ia bukan saja bekas tapak pelupusan sampah malah memberi pulangan yang baik kepada masyarakat seperti gas sampah yang disedut dan dipam untuk menjana elektrik kepada penduduk serta air sampah dirawat dan disalurkan ke sungai,” katanya.

SHAH ALAM, 21 JUN: Kerajaan Negeri menerima sejumlah RM1.95 juta sumbangan bagi menganjurkan Majlis Sambutan Eidul Fitr Peringkat Negeri yang bakal berlangsung, pada 2 Julai ini.

Setiausaha Kerajaan Negeri, Dato’ Mohd Amin Ahmad Ahya hari ini mewakili Kerajaan Negeri menerima sumbangan dari tujuh anak syarikat (GLC) pada Majlis Penyampaian Cek Sumbangan di pejabatnya, di sini, hari ini.

Majlis menyaksikan Pemerbadanan Menteri Besar (Menteri Besar Incorporated-MBI) memberi sumbangan terbesar berjumlah RM750,000 yang disampaikan Ketua Pegawai Operasinya, Soffan Affendi Aminudin.

Sumbangan lain diterima daripada Perbadanan Kemajuan Negeri Selangor (PKNS), Worldwide Holdings, Kumpulan Perangsang Selangor dan Central Spectrum Sdn Bhd dengan masing-masing menyumbang RM250,000.

Majlis Rumah Terbuka Hari Raya Eidul Fitr Peringkat Negeri Selangor 2017 dijadual berlangsung di Padang Perbandaran MPAJ, Pandan Indah.

Acara tradisi itu bakal disempurnakan Dato’ Menteri Besar, Dato’ Seri Mohamed Azmin Ali dan barisan pimpinan Kerajaan Negeri serta terbuka kepada orang awam.

Worldwide Medivest, Usim sign MoU

SUBANG JAYA: Worldwide Medivest Sdn Bhd signed a memorandum of understanding (MoU) with Universiti Sains Islam Malaysia (Usim) yesterday to boost academic excellence in Usim’s Faculty of Medicine.

Worldwide Medivest was represented by its executive director, Ahmad Azman Azizul Rahman, while Usim was represented by Vice-Chancellor Professor Datuk Dr Musa Ahmad.

The collaboration would allow for better networking between the two parties and boost students’ academic performances.

As part of its corporate social responsibility, Worldwide Medivest also provided medical books and the Quran, as Quranic studies are part of Usim’s curriculum.

Besides providing medical equipment, Worldwide Medivest will also organise skills training programmes for Usim’s medical students, particularly in surgical sutures.

“We hope that this MoU serves as a starting point for collaborations between industry players and public higher education institutions, particularly in the medical field,” Azman said.

Other teaching hospitals that received equipment were Universiti Malaya Medical Centre, Universiti Kebangsaan Malaysia Medical Centre and Universiti Sains Malaysia Medical Centre.

Five non-governmental organisations received cash and medical equipment valued at RM30,000 each to be used for their humanitarian missions.

They were Aman Palestin, Islamic Relief Malaysia, Mercy Malaysia, the Malaysian Consultative Council for Islamic Organisations and Humanitarian Care Malaysia.

SUBANG JAYA 14 MEI: Majlis menandatangani perjanjian kerjasama (MoU) bagi Kecemerlangan Akademik di antara Worldwide Medivest Sdn. Bhd (Worldwide Medivest) iaitu anak syarikat milik penuh Worldwide Holdings Berhad dan Univesiti Sains Islam Malaysia (USIM) diadakan di Dorsett Grand Subang, Subang Jaya semalam.

Majlis perjanjian itu turut disaksikan oleh Ketua Pegawai Eksekutif Worldwide Holdings Berhad, Datin Paduka Norazlina Zakaria yang juga sebagai Pengerusi Worldwide Medivest Sdn. Bhd.

Worldwide Holdings naik taraf Tapak Pelupusan Sanitari Panchang Bedena

img_0114SHAH ALAM, 29 MAC: Worldwide Holdings Berhad (Worldwide Holdings) hari ini menjalinkan usahasama melalui Perjanjian Pengoperasian dengan Majlis Daerah Sabak Bernam.

Ia bagi menaiktaraf dan memulihara Tapak Pelupusan Sanitari Panchang Bedena, Sabak Bernam, Selangor yang sebelum ini beroperasi secara terbuka.

 

Melalui kerjasama tersebut, Tapak Pelupusan Sanitari Panchang Bedena, Sabak Bernam kini dinaiktaraf akan menjadi sebuah tapak pelupusan yang beroperasi secara sanitari di bawah pengurusan alam sekitar secara sistematik termasuk membuat rawatan ‘leachate’ di tapak pelupusan tersebut.

Perjanjian berkenaan ditandatangani oleh Ketua Pengawai Eksekutif Worldwide Holdings, Datin Paduka Norazlina Zakaria dan Yang DiPertua Majlis Daerah Sabak Bernam, Azlinda Azman.

Tapak Pelupusan Sanitari Panchang Bedena, Sabak Bernam yang berkeluasan 25 ekar milik Kerajaan Negeri Selangor dijangka akan menerima 60 tan sisa pepejal sehari melibatkan kawasan di Majlis Daerah Sabak Bernam.

Datin Paduka Norazlina Zakaria berkata Perjanjian Pengoperasian kerjasama secara konsesi dalam tempoh 10 tahun akan melibatkan kerja-kerja pengoperasian tapak pelupusan yang menggunakan teknologi tempatan.

Beliau turut memaklumkan bahawa, melalui Perjanjian ini juga secara tidak langsung dapat memberi impak yang besar kepada persekitaran amnya dan warga penduduk Sabak Bernam khasnya.

Ia supaya tiada lagi masalah pencemaran alam termasuk mengeluarkan bau busuk dan pembakaran terbuka hasil dari pelupusan sampah yang tidak selamat.

Worldwide Holdings yakin dengan kepakaran yang ada mampu memberi ruang kepada Kerajaan negeri amnya dan Majlis Daerah Sabak Bernam khasnya demi menjaga dan memulihara alam sekitar di Negeri Selangor.

Puncak Alam to see greater development.

PUNCAK Alam is rapidly transforming itself into a self-contained township in Kuala Selangor from being just an agricultural or industrial area.

Property players believe this new growth area is destined for bigger things.

Worldwide Holdings Bhd (WHB), one of the pioneer developers in Puncak Alam, has been there for almost 12 years and has developed 258ha in total.

Its first project was Puncak Bestari, and now, it is coming up with Rumah Selangorku houses as well as some commercial units.

WHB chief executive officer Datin Paduka Norazlina Zakaria told NST Property more developers were coming to Puncak Alam but she was not worried about the competition.

“We have been around for the last 24 years. We have our own strategies and concepts and our customers are also different. We started with Seksyen 7 in Shah Alam, and we went to Cheras and then Subang Bestari.

“Now we are in Puncak Alam. So we are widening our urbanisation map in Selangor. This is our contribution to the state government,” she said.

PRICE APPRECIATION

According to Norazlina, house prices have doubled since 2010 when the developer launched the first phase of double-storey terraced houses priced below RM300,000 each.

Its latest offering in Puncak Bestari called Cendana comprises two-storey terraced houses priced below RM600,000 each, with a built-up area of 2,290 square feet.

“Previously, the area lacked landed properties. When we came in, we took advantage of that situation and came up with nice architectural designs and told our team we had to prove, it to the public that we could do this.

“This area is considered a suburb. We have to make sure we do not compromise on the quality. The Quality Assessment System for Building Construction Works score for our projects is about 80 per cent,” said Norazlina.

As the trend at that time was affordable luxury coupled with low-density development, WHB’s strategy worked, thus helping it to create its product branding, she said.

Norazlina pointed out that people were attracted to properties in Puncak Alam because they were considered value for money.

“We went there because the price of land was reasonable. However, today, the land price is the main factor that determines the final price of the property. We can’t compare Shah Alam with Puncak Alam.

“When we first came to Puncak Alam, land price was low, around RM130,000 per acre. Now, if you go to the town centre, people are selling land at about RM1 million per acre, and that of agriculture status too,” she said.

STILL DEVELOPING

There was still a lot of room for improvement, especially regarding infrastructure, said Norazlina.

She said accessibility was the main issue a few years ago but the situation had improved with the opening of the Guthrie Corridor Expressway and Jalan Batu Arang-Kuala Lumpur-Kuala Selangor Expressway (Latar).

“In a way, the infrastructure is in place but we need more of it. Latar has definitely helped open up new developments in southern Kuala Selangor such as Puncak Alam, Ijok, Tasik Puteri, Kuang and Kundang. As a developer, we will focus on that route and make sure there is easy access to major highways.

“The improvement in infrastructure and amenities had attracted many players to Puncak Alam and its surrounding areas. The early developers include IJM Land and MKH Bhd while the new players are LBS Bina and Eco World.

“What is good about these developers is they are coming in with their own product types, and helping to relocate some of the industrial activities to Puncak Alam.”

Norazlina said basic amenities such as a mosque, schools, hypermarket and community centre were in place.

The township is also close to Universiti Teknologi Mara Puncak Alam campus.

What Puncak Alam is still lacking is a decent neighbourhood mall for the residents and younger generation.

The nearest medical facility is the Sungai Buloh Medical Centre, which is 27km away.

Norazlina said with the construction of a new hospital in Puncak Alam, more people would be attracted to the township.

She hopes that the Selangor State Development Corporation would venture into Puncak Alam and build a private hospital to cater for the lower- and middle-income group.

CHALLENGES

Norazlina related some challenges WHB faced, such as a mismatch between the product pricing and affordability of buyers, stricter lending guidelines and real property gains tax.

“The increase in raw material costs is also affecting us, especially for certain Rumah Selangorku houses. If we use the Industrialised Building System, it is still not cheap as this concept works well only when you are building a large quantity of houses. We are just building 200 to 250 houses each time, so this is affecting our bottom line,” she added.

To mitigate that, Norzalina said WHB had to be creative with the marketing and sales of its products in reaching out to its target buyers.

Worldwide Holdings signs 10-year deal to rehabilitate, preserve landfill in Sabak Bernam

SHAH ALAM: Worldwide Holdings Bhd (Worldwide Holdings), in a joint effort with Sabak Bernam District Council (MDSB) today, has signed a 10-year agreement to rehabilitate and preserve the existing non-sanitary landfill at Panchang Bedena in Sabak Bernam.

Worldwide Holdings chief executive officer Datin Paduka Norazlina Zakaria said through this partnership, the non-sanitary landfill will be upgraded to sanitary landfill where the waste management will be handled by Worldwide Holdings.

Norazlina said the 10.12ha (25 acres) of sanitary land has the capacity to handle about 60 tonnes of solid waste per day in and around Sabak Bernam areas.

“Before our operation works started in March last year, we had began carrying out preliminary works in August 2015.

“This is not the first project. We are also operating and managing two sanitary landfills; in Jeram, Kuala Selangor and in Tanjung 12, Kuala Langat,” she said.

Norazlina said using the leachate treatment system, residents will no longer faced with environmental pollution including stench and open burning of solid waste.

MDSB president Azlinda Azman who were present, said after a year’s operation, the district council has seen a drop in complaints from 60 per cent to 50 per cent as compared to previous years.

“MDSB, we are glad that this partnership took place and due to their expertise, we have seen dropping number of complaints.” she said.
